Opposition to hundreds of secured rental apartments in West Point Grey

A new development has been proposed for 4545 West 10th Avenue in the West Point Grey neighbourhood. This application is being made under the Moderate Income Rental Pilot Housing Program and plans to include 455 market rental units and 114 subsidized rental units. It would also include ground-floor retail space to bring amenities to the neighbourhood, which has gone without a grocery store since a Safeway located at the site closed in 2018.
The West Point Grey neighbourhood has stagnated for decades. According to the 2020 social indicators profile, its population grew 10% between 1971 and 2016. During this time, Vancouver grew by 48%. This stagnation has led to the decline of local businesses and escalating rents for local residents. As residents age in place, there is no room for their children.
Opponents of the development insist that the development does not bring enough amenity to the neighbourhood. To fund the amenities, opponents suggest that the development change from being market and subsidized rental to strata condos, which would fetch a higher price and involve no below-market housing component.
We think this opposition is shortsighted. The large increase in residential and commercial space will bring amenities back to the area and make it more accessible to people of many income levels (the median West Point Grey house price in 2024 is 4.4 million dollars!).
