Jericho Lands, a site just south of the Jericho Beach Park in the heart of West Point Grey, has been proposed for redevelopment. The site’s owners, a partnership between the Musqueam, Squamish and Tsleil-Waututh nations as well as the Canada Lands Company, are proposing a bold vision for the future of West Point Grey. The proposal predicts at least 13,000 new homes. 20% of the units are planned to be social housing and 10% of units are planned to be rental. Currently, the neighbourhood is dominated by single-detached homes, each costing approximately $4 million.
Metro Vancouver finds itself in an increasingly unbearable housing crisis - homes are incredibly scarce, and therefore expensive. In order to protect our communities from population decline and unaffordability, we need to build more housing. The city of Vancouver estimates that we need 86,000 more homes now to return to affordability, but we are only on track to build only 30,000 over the next few years. This proposal would help address this shortage, even though much more is needed.
Jericho Lands is designed with Vancouver’s best urban planning ideas in mind. The proposed development anticipates being part of a proposed Skytrain extension to UBC. Jericho Lands would be a walkable community, complete with green space, community and cultural amenities and new childcare facilities and schools. The site is close to Jericho Beach Park, which would offer tens of thousands of residents and visitors access to green space.
The revised Jericho Lands development policy statement will be going to Vancouver City Council on January 24th for consideration.
